Ended a 2-week argument between 3 roommates
We moved into a 3-bedroom brownstone where the master bedroom was nearly twice the size of the smallest bedroom and had its own ensuite bathroom. Nobody could agree on the split until we plugged in square footages and amenity weights here. Everyone felt the final numbers were 100% fair and transparent.
Got our entire $3,200 deposit back within 10 days
Our landlord in SF claimed $1,400 for standard carpet cleaning and repainting. Using the demand letter generator and California Civil Code 1950.5 citation, we sent a formal notice showing those were normal wear and tear and past the 21-day deadline. The landlord wired the full amount 48 hours later!
Perfect couple + single roommate calculation
I was moving into a 2-bedroom with my girlfriend and our college friend. We struggled with the math—splitting 50/50 per room felt unfair to our friend because we took over the living room, but splitting 33/33/33 felt unfair to us for sharing one room. This tool split the common area by person and bedroom by sqft. Genius.
Much better than the old 30% gross rule
The generic 30% gross rule said I could afford $2,500/mo on my salary, but after high city taxes, health insurance, and $450 in student loans, I would have been living paycheck to paycheck. The 50/30/20 net calculator gave me a realistic $1,850 ceiling that actually lets me save money each month.
Saved $1,800 on an unexpected job relocation
My landlord tried to demand 4 months of remaining rent upfront when I had to relocate for work. Running the lease break mitigation calculator showed that typical re-renting in Denver takes 31 days and landlords have a statutory duty to mitigate damages. We negotiated down to a 1.5-month buyout.
The WFH utility split factor is spot on
One of our roommates works remotely 5 days a week with dual monitors and AC blasting all summer, while two of us work on-site 9 hours a day. The utility allocation option with WFH weighting solved our monthly electricity bill tension without any passive-aggressive group texts.
Upfront move-in liquidity calculation was an eye-opener
First-time renter here. I had no idea Boston brokers charged a full month fee on top of first, last, and security deposit. This calculator prepared me for the true cash required before signing a lease instead of being surprised by $9,000 in upfront costs.
Florida certified mail deadline rules saved me
My property manager tried to email me an itemized deduction list 28 days after move out. The legal tool showed Florida Statute 83.49 requires written certified mail notice within 30 days or forfeiture. Held them to it and received my $1,900 back in full.
Fast, completely private, zero sign-up required
I love that this tool does not demand an email address, login, or try to sell my data to credit card affiliates. We opened the link, typed our room sizes, exported the PDF split agreement, and signed it together.
